Access to this portal is restricted to verified residents and property owners of Azure Kapparis. The Management Committee reserves the right to approve, refuse, or revoke access at any time.

• You are responsible for maintaining the confidentiality of your login credentials.
• You must not share your account with any other person.
• You must notify the committee immediately if you suspect unauthorised access to your account.
• Your account will be deactivated when you are no longer a resident or owner of Azure Kapparis.

You agree to use this portal only for lawful purposes and in a manner consistent with community values. You must not:

• Post false, misleading, or defamatory content.
• Harass, intimidate, or threaten other residents or committee members.
• Upload files containing viruses, malware, or harmful code.
• Attempt to gain unauthorised access to other accounts or systems.
• Use the portal for commercial purposes or advertising.
• Share confidential community documents with third parties without authorisation.
• Violate any applicable Cyprus or EU laws.

Documents, announcements, and information published on this portal are intended exclusively for Azure Kapparis residents. You agree that:

• Documents are provided for informational purposes and may not be shared publicly.
• Financial reports and committee minutes are confidential to the community.
• The Management Committee endeavours to keep information accurate but cannot guarantee completeness at all times.
• Content on this portal does not constitute legal or financial advice.

When submitting an incident report, you confirm that:

• The information provided is accurate and truthful to the best of your knowledge.
• You are not submitting reports maliciously or to harass other residents.
• False reports may result in suspension of your portal access.
• The committee will investigate all reports fairly and confidentially.

This portal contains links to third-party services, including the Lee Property Services portal (resident.uk.com). We are not responsible for the content, privacy practices, or terms of these external services. Your use of third-party services is governed by their own terms and conditions.

The Azure Kapparis Management Committee operates this portal on a non-commercial, best-efforts basis. To the fullest extent permitted by Cyprus law:
